Here in the Northwest we know that it pays to take comfort and efficiency to the next level. That's why we've developed the NEEM+ certification tier that goes beyond the minimum requirements to earn the ENERGY STAR. We've worked with our participating factory home builders to find cost effective ways to add even more insulation; use the very latest high performance window technology; include elegant and smart home solutions like high performance home ventilation, LED lighting, a smart thermostat and a full suite of ENERGY STAR qualified kitchen appliances. These are features that will likely be found in the next version of ENERGY STAR qualified homes, but we're bringing them to you today. When you want the best home performance package, ask for ENERGY STAR with NEEM+ certification. You can enjoy knowing that your home is built to the most stringent manufactured home energy standard in the country, yielding the greatest energy and cost savings and maximum home comfort. Right now the Northwest Energy Efficiency Alliance is providing a $500 incentive to the factory to help make the NEEM+ package even more attractive.

On average, manufactured homes certified to meet the NEEM+ specifications provide about 30 percent more energy savings than ENERGY STAR alone, and the savings amount to nearly $620 in energy savings each year. There aren't many options you can add to your home that actually contribute to durability and comfort — and make you money at the same time!

eco-rated™

The now retired eco-rated engineered green home program was designed and managed by the NEEM Program to signify homes built in a production facility that demonstrates a high level of commitment to managing the environmental impacts of the building process. Plants earned the right to use the eco-rated brand by doing the following:

  • minimize material waste in the factory (typically less than 3.5%)

  • utilize low-VOC or no-VOC adhesives, caulks and finishes

  • limit formaldehyde content in materials

  • control dust in the workplace

  • maximize recycling of waste materials

  • incorporate building durability measures to help assure homes are built to be long-lasting

The NEEM team's inspectors routinely checked the materials in use and observed material handling processes to ensure that the environmental benefits were being realized in the factory. Our goal was to give home buyers peace of mind knowing that their home purchase put only modest demands upon the environment, compared to other manufactured homes and especially compared to homes built on site.

With the evolution of national and international standards that address environmental impacts in the manufacturing space, the NEEM team decided that our efforts to support and promote the eco-rated brand were no longer bringing enough value to continue the program. We retired the brand at the end of 2023, after certifying over 3,000 homes and helping our NEEM partner factory builders get a head start on instituting environmentally responsible manufacturing processes. Now all NEEM-certified homes benefit from many of the eco-rated requirements.
